I did not want to incur the cost but I figured...that maybe....just maybe....sometime in the near future us ADU home owners may be able to rent both units....like a duplex.At that point it will be worth it to let the tenets be responsible for their own bills.Not saying that other ways are bad...they are actually very cost effective if you are living there...but what about as you scale your business and move onto other properties.This of course if your city will allow you to rent both units...the city I am in is tough but things can change as more pressure is being put on affordable housing.Once again...not saying any way is right or wrong...I just did it this way for the reason I just mentioned.Thank you....

You could hire property management and probably still do well although I am not sure of the options in that city.- If I use a 1031 Exchange, does the next property also have to be a duplex?

In all my years of Property Management in one of the most tenant friendly Cities in the World, I bet there will be a lot of interested people, regardless if they are actually planning on buying in a tenant friendly City.My management style would be considered highly unusual as I approach these issues so that it becomes a win-win situation and take into account the human element of the tenant.There is potential for me to add more to that Podcast to include how the Portfolio did over the 28 years growth period (1998 to 2025) with real numbers.There will be things like making the Portfolio safer as I age by paying off the Mortgages and increasing cash flow, etc.I'm also a Cloud Software developer (Salesforce specifically) and will be employing a lot of A.I. in 2025.The RE Portfolio is cash flowing very well and I can afford to integrate experimental A.I. to test it out.Things like A.I.

FYI - When I appled for a City STR permit, the inspector that showed up was interested in only 2 things: Fire extinguishers on each floor with large signs, and working Smoke/CO2 detectors.I expected them to get upset over the old stairs (1940s) which were very narrow (29").
