I am thinking about doing this full time and was wondering if there was a coach/professional i could speak with to give me an honest assessment on my current real estate portfolio?

I am in Florida and we have a strong STR market and most of my buyers bought at high rates and using AirDNA we were pretty spot on for the numbers and we were successful in being profitable.  

So are you saying that currently the market is saturated with people trying to build wealth from the ground up with real estate exactly how I am?

I am a big proponent of self GCing new construction investments, as long as it is done correctly.

I am definitely conservative and plan to keep my job until the REI cash flow is proven for income.

Their insurance has asked me to return the month's payment for the remaining days of their rental (Unfortunately, I did not have a cancellation agreement).I am unsure how to handle this situation, especially since I couldn't fill the majority of the rental dates and had to offer discounts for the days I did manage to book.

Primarily for personal use for the family as well as an investment (but the numbers need to work), I am just starting out searching for a property so I am open to all suggestions and comments.
