This is a hard one for people to work with since a lot of investors that do not have a lot of experience do not want to get a deal, not know the full rehab, and fear that they will lose the deal/EMD. 

I was wondering what your experience has been, good or bad with buying rental property in close proximity to the firehouse/station?

How are people buying at 5 caps if rates are 6.5?

I just can’t imagine how everyday people spend this much money on pipe.I don’t think insurance covers any of the foundation repair, also wonder if insurance will cover any of the sewer line repair work?

Other days, sellers ghost you, deals fall apart, and you wonder if you’re even cut out for this.BUT THE ONES WHO WIN IN THIS BUSINESS DON’T QUIT.They adapt, improve, and keep pushing forward. 

Also, I like mentoring a few people interested at times, but find it very frustrating.

Then when your VAs suddenly quit or not performing well, you wonder why because you're paying an agency so much.

Check with your CPA, the people setting up your LLC and/or your QI.
