One of the things we do and recommend to our clients is to purchase a home owners warranty to cover all of the mechanical, electrical and plumbing compenents.

@John Lasher, admittedly I tend to align a bit more with Stuart, but try to give some valid advice.Some questions I would ask any guru I was considering investing in:Will you invest my deals by being a client of yours?

The warranty is an absolute joke, please read the fine print. 

If your problems were really caused by an unexpected ac failure (can’t believe your realtor didn’t get seller to throw in a home warranty.) and not lifestyle.

Because we are dependant, for the most part, on word of mouth recommendations it is vital that our recommendations are valid. 

It has a higher initial cost (2~3k) but less maintenance over time with a longer warranty.

Knowing you have someone to turn to for advice and validation can make navigating challenges feel less intimidating.5.

Also, many PadSplit properties have bedrooms that are created via flex walls that wouldn't meet the definition of a bedroom in an appraisal, so many PadSplit owners may think their property is worth a certain a mount based on a bed count that's not valid.
