You're not entirely off-base with your idea on shorting the market, offering rates substantially lower than your competitors due to your less-desirable area - you will unquestionably find those people who's single point of concern is price, so you'll be able to capitalize on that.

Unless the property has unquestionable value (which is almost never the case with land), it usually won't be enough to act as sufficient collateral for most lenders, not without some kind of additional guarantee from the borrower (i.e. - you).I wouldn't necessarily say "never", but I also wouldn't expect to have much success with this unless you're bringing more substantial collateral to the table.

The amount I would qualify for translates (in this area) into a property that would unquestionably be too dilapidated for anyone to back.I'm on this forum because I had an eye on a property in my neighborhood that is a duplex that I wanted to purchase and live in.

My mentor who has been in this business for over 15 years and several other individuals I have talked with have never heard of a someone utilizing trulia to pull statistics on a property and claiming that as unquestionable data. 

Come on.....Unquestionably follow through on collections..... you wont see a dime, but I'd do it anyway.If by some chance you do see some of the $$, you can always donate it to a real charity that helps real needs.
