I think I would rather have options than be tapped out and trapped in with 2 properties.  

It's as if everyone purchased bear-trap underwear because it was trending and ignored that it's giant steel teeth wrapped around your........  

I went from growing up in a hut in Vietnam and spending my early years in Section 8 housing in the U.S. to now owning four cash-flowing properties (8 units) across three states.

Since most pest control companies won’t open up sheetrock, you might want to contact a general contractor or handyman who can carefully cut open the wall and check for any active insects.

You can also add a second lint trap.

I also have helped place tenants in section 8 properties as a volunteer with nonprofits etc. and agree that they tend to stay pretty long.

I put my sister who lived in section 8 housing as a 40% owner on the deed and she moved in paying the mortgage which was much less than the rent she was paying in rent.

Requiring a real estate license can potentially be a “trap” for wholesaling, as real estate licensees may in in violation of their code of conduct by way of their wholesaling activities.  

I’m not opposed to putting more down to increase cash flow also (COC return suffers of course and there’s an opportunity cost to having that trapped equity but it can make sense in certain scenarios). 

Be careful and don't fall for the trap of believing if you can scrape together the down payment funds that's all you need.
