The challenge with a foreign rental is proving active involvement remotely, especially if a property manager is handling day-to-day operations.

The day to day is easy.... it is the asynchronous events that your random buddy isn't equipped to handle that end up making it hard to manage from out of state. 

I submitted a help question on Friday, today is now Tuesday and still no response.  

Today after making improvements to the properties it generates over $2,300 per month in cash flow.

My initial reaction is that given today's higher interest rates I don't think $100k income will support an 800k loan because the loan payment on an 800k loan (30 Year Am and 7% interest)  is about $5,000 - $5,500 and your income is about $8,300 per month.

While these examples are old, I believe that the pronounced differences are even greater today.1.
