My daughter is an Agent in Vegas I suspect they are going to get a lot of overflow as well since there is no income tax there and prop taxs are basically the lowest in the nation.. my mid term rental I have there has routinely been leased out to insurance companies paying for their clients that had a fire .. or this last one they were building a new personal residence that took over a year. 

On the north side, my credit score requirement is 680 and I strictly require their monthly household income to be 3x the rent.

The more you know upfront, the less your spreadsheet surprises you down the road.One last note: I’m not a lawyer or CPA, so keep this strictly as friendly advice.

No W2 is required for DSCR Loans - one of the main benefits as its strictly no income verification for qualifying.

Once I work with will even go to 90CLTV, but they lend on very strict asset classes.Another family office I work with lends debt based on SBLOC. 

Even when we got ours transferred, they were super strict when it came time  to an inspection.

Which I know is wrong, not sure if they are looking at strictly foreclosures/HUD owned, etc.
