I have actually just cut grooves with a diamond  blade around the basement parameter to create the channel.  

Not sure what you've tried already, but a 4" razor blade with a handle worked really well for me.

Hey Chris, You can use a floor scraper with a blade and try to get rid of most of the vinyl.

So, in addition to being a tool for valuing commercial RE it can also be used IMO to assess the market's opinion of risk for a particular market ... you may think that the market is wrong about that and you may be right, but the point is that it can also be measured as a proxy for market risk.You of course are free to use any valuation metrics you like ... you could use the number of blades of green grass in the front yard per dollar of gross rent to evaluate your deals if you like, and if that works for you then great, I'm very happy for you.

You can always trim down the next larger size modern lumber, but that can amount to a lot of ripping, time and saw blades - $,$ and $.

@ Derek Blades, Craigslist is not a good place to advertise your STR. 

Besides just cleaning between guests, we have a once-a-month deep clean that covers air filters, baseboards, ceiling fan blades, etc.
