@Ryan Nelson Most buyer-broker agreements have a stipulation that specifies what the buyer's agent makes, so if the commission offered by a seller doesn't meet that amount, the buyer makes up the difference.

Yes I know its annoying, especially if you haven't added any language in the lease that stipulates the tenant is responsible for any damage that is tenant-caused - but you're opening up a can of worms by trying to come after them for damages.

In terms of your financing question, the majority of loans we do are in that $1m to $5m range, so that's not an issue at all (fake numbers wasting everyone's time would of course be an issue, but let's stipulate that it's solved).

We signed a new set of lease documents (month-to-month) with him with terms that I am familiar with and with the stipulation that the unwanted guest needed to leave within 30 days or we would ask the main tenant to move out.

. - for as narrow or as wide of a net you may want to throw out for your own “real estate investing.”But if you should still have an inclination to trust some guru with a paid mentorship, I’d suggest to go above and beyond their standard contract, which will likely stipulate what you owe them in far better terms for themselves than what they owe you in return for your money: I’d ask them to stipulate - in writing - what “mentorship” your money (at each level of a “workshop”/“education” they expect you to pay for) will actually get you, and for how long.
