I have a HOA who is attempting to collect HOA fees for the period when the prior owner owned it.

The key to investing out of state is finding a good property manager.  

 @Nick Am:  Since you’re only going to manage your own rentals the S-corp/LLC is likely overkill.

I do 30% traditional (roughly split 50/50 stocks and bonds), 30% owned real estate and 30% non traditional (loans, syndications, PPM funds etc).

If you are investing out of state, then do you already have a good property manager lined up? 

Indiana in general is a good state to invest in.

Show me one business endeavor that doesn't have it's own "gurus" and snake oil salesmen and I will say it's a better endeavor than the real estate business.

Many of our borrowers/clients have one LLC that owns the building and another than own the operating business.
