Why not just set up sole prop?

I’ve visited every other property I’ve considered in the past, so this is uncharted territory for me, and it feels a little out of my comfort zone.I’m considering putting it under contract sight unseen to lock it up, but I don’t want to make a rookie mistake here.I'm looking for some advice here.

These documents include your operating agreement/ corporate bylaws, articles of organization, certificate of standing, and the EIN letter.

State up front you're a Coach in your post, then the obvious answer is yes from your perspective. 

I started to notice some issues early on when I tried to get some new tenants screened and signed up. 

Cash flow, even that which looks good initially, tends to get eaten up by the real cost of the upgrades needed to keep the property rented.  

I have a home in Flagstaff, AZ that is on 2.5 acres and backs up to undeveloped state land. 

Without knowing your transaction history I stand by what I said.

This contract (as far as I understand, albeit I'm not an attorney) transfers the legal responsibility to the buyer, and then my answer on tax consequences stands: interest deduction belongs to the buyer.B.
