I know that is tangential to your post, but there are pros and cons to just about all of these questions, and each sponsor will spin their answer to why it is better.I.e. track record: "we have an 7 yr track record, having sold 26 deals and averaging 28% net IRR to our LPs" vs "we have been in business 24 yrs averaging an 18% net IRR to our LPs, including 4 deals that lost money".  

Whether intent is there or not, you will be accused of redlining if you spin "red yellow green" or similar color coded market maps to identify places to invest or move.  

The listing agent is trying to get the highest price for their client.So, they will put a positive spin on everything they can.You should hire your own EXPERIENCED investor agent!

@Shari Peterson  that's true if you have significant deal flow.... need a big pipeline.but sure like the APR when you spin it on the calc..for a one day deal.. or a 5 day or less.

I hoped bigger pockets could connect me with someone who could help me dive into the real life details without the normal youtube spin trying to sell a book or program.From what I've read flex spacing is a small retail/office space attached to warehouse space that can be separated into different sizes depending on the tenant needs. 

While I understand the concept that you are describing, at the end of the day you may just be spinning your wheels on this one.
