You can't sneeze in NYC without needing a permit.I would suggest going down to the Queens Building Department in Kew Gardens in the Queens Borough Office.

Although 10% returns are nothing to sneeze at I'm guessing many people here are looking to make more than that via leverage or adding value to properties (flipping,etc).

Not 2%, but also nothing to sneeze at based on my reading on this forum.Don't know what to do about ARV as I can't really find comps and we're projecting $0 in repairs.Based on these figures (as plugged into the hybrid investment calculator recommended and available for download on biggerpockets), I'm showing a monthly net cash flow of $95, which is close to the golden calf of $100.Questions:-Why would the seller be looking to unload the property if it is cash flowing like this?

If I was looking to purchase one right now, I'd stay near several universities so you'll have a bigger pool of students and stay in Republican areas, if you get near a university that shuts down everytime some one sneezes you could troubles..
