Seems like a good idea to have a resort/Hotel where LGBTQ people can feel safe and comfortable, without having to travel very far away, but finding funding today with rising rates and shrinking credit will be very challenging beyond any discrimination y'all may suffer in the process.

The advantage to a 3/2 or smaller is that it will appeal to a lot of midterm rental demographics (remote workers, divorces, people building new properties, etc.) and the American family is shrinking (fewer and fewer people need a large home), so if you want to stay rented in the midterm space, a 3/2 or smaller is best.However, appreciation is a different conversation for a different day....

One other thing to note about the h/st Trinidad corridor that often gets lost, its most of the area isn’t that metro accessible, when the city was growing and they hadn’t fully built out navy yard/the wharf/noma yet that was ok, but with the city shrinking and other newer more appealing options I do worry that the metro accessibly plus the age of the neighborhood will be a real long term issue.

My opinion is that people need to stop going after nurses in the midterm rental market because that market is seriously oversaturated with hosts and has a demographic (traveling nurse renters) that are shrinking.
