Too many moving pieces and parts.

It's a 3 restaurant package in West Virginia (where we already have a base) and includes 1 piece of real estate.

For a smaller piece like that, not sure how creative you can get, but it all depends on what it's zoning is, access, proximity to other things, etc.  

My biggest piece of advice would be to find someone who is in the position you would want to be in 10, 15, or 20 years and meet for coffee.

Securing funding has been challenging, particularly because my business documents reflect low revenue from only one duplex, and I am currently between jobs.I have identified a reasonably priced piece of land and have saved a small portion of the funds from my duplex sale to invest in this venture.

@Timothy Frazier I wouldn't use the word bad because if that is the route needed to acquire a piece of property then mission accomplished however you are stacking the deck against yourself with this approach.  

If I were you, then I would get the pieces ready, but seek off market/on market projects that make sense for you.

I have been wanting to buy this piece of land for years and it has recently become available.

I’ve even priced several models from different manufactures and found what I think would be the perfect piece of land to where if I could get the funding my bigger plan was to divide about half the acreage into 8 or 9 parcels which would be enough to pay back the investors/loan and then take the other half of the acreage and place tiny homes around each on their own couple acres.

My second piece of advice coincides with my first but that it is you have time.
