You or other owners can sue personally as a person (pro se) but you cannot represent another person or entity without being a licensed attorney.Once you file a case you might be able to get a subpeona duces tecum on the bank to get records of what funds were deposited, and how they were spent.These are just a few thoughts off the top of my head, and none were researched to double check it all.

Even though I'm new to the real estate life I'm not new to the renovation proses.

The school housing seems to prose more landlording challenges, but would most likely be more lucrative and easier to market.The main issue is that i am restricted in how im searching for homes.  

HELLO kriss you simply cut the drain pipe thats coming out of tub and you do the proses of putting the primer and then glue and you set them back 1" or 1 1/2 " or if you don't know how to the plumbing add 1/2 " strips on the ceiling struds or just box around it but the correct way to do it cut p traps and replaced them with new ones anyway good luck

The work that remains is as Follows:Drywall, Paint, Rehang doors with new Knobs and hinges, Master Shower tile, 2000 Sq feet of hardwood installed, 600 Fq ft of carpet installed, Install Kitchen cabinets and tops, Install vanities, plumbing finishes, electrical finishes, prose wash and re stain the deck and newly built railings. 

Some points to keep in mind, are IF the tenant cannot follow through with the lease its best if they move on, however tenant turn over can be expensive, and what loses may you incur during the eviction proses.
