So basically, the tenant's down payment would be 20-30% for the apartment price and that would give me security for my mortgage payments for about 2-3 years safely if I was sceptical and his monthly payments would be greater then the average rent so that would also reassure me.

This made me sceptical of the Airbnb hype and we always stayed on the long term rental side. 

I do not want to sound sceptical but a lot of small investor and new investors will lose money.

The first few people do seem like qualified tenants but after reading so many nightmare tenant stories im sceptical to rush into the first application that's sent to me. this is my first rental and want to make the best decision and also want to make sure i'm doing this all legal as well. 

Then I paid full asking price even after the sceptic failed.

I've also been sceptical about investing in some areas in Birmingham... however, they are all not created equal so to speak.

She was telling the truth, no matter how improbable and they did their jobs by investigating despite being sceptical.  

I'm sure you know I raised my eyebrow with scepticism.
