As a result I’m much more concerned with a borrower showing funds for at least a reasonable down payment.A problem with a screen shot of say a buyer’s Vanguard account is that it’s so easy to use PDF tools which can alter the numbers and be virtually undetectable.

as an example, lets say a lender gave you an 80% loan to buy the land PLUS 100% of the cost to build the property on it in the form of draws... theoretically you'd be walking away with MORE than 100% financing. its just done in a round about way, and you would still need to bring in some "skin" as @Brandon Croucier mentioned.

If I really wanted the Avon, Ct house, I would probably be willing to “exchange” this house as part of my down payment, at say a 5% discount after discounting for broker commission.

Once you are under contract you will need to put down an EMD (And I will say a $1000 EMD on a Northern VA home is extremely low, it's usually closer to 1%, that doesn't mean it can't get accepted.)On a side note, as a wholesaler, why not offer directly to the owners or their agent?

Some say a pool will trump a view and I tend to believe this, but if you have an epic view then it may tilt the other way.
