I would suggest finding a market your are interested and partner with local investor.

I’d either reach out to the builders (if you’re working with a realtor have them do it or they won’t get paid.)

But instead of pulling out of the market, we fired them immediately, brought in a great PM through a local agent referral, and had the home leased within a week.

Lean on the BiggerPockets community (you’re already here, so you’re in a good spot) and reach out to local investors if you can.
