Maybe like Sylvia Browne the "psychic", there is an audience that gulps this stuff down.

You only have to reinvest the gain (whereas in a 1031 you must buy replacement property of equal value to what you sold) and you might get some psychic value out of reinvesting in a distressed area.

I'd like to ask: should I talk to a psychic?

I would like something more explicit that discourages things like psychic palm readings, private piano or belly dancing lessons, massage sessions, hair and nail services, baby sitting except for friends and family etc...(2) Late fees and other charges.

Go harder and do at least 100 deals(10x Rule)6) Continue learning different investing strategies & improve myself psychically, mentally, and financially. 

You do need to be bit of a psychic and attempt to predict the future though lol. 

I would do what I could to get a payment plan, but not devote too much psychic energy to $690 bucks.
