We’re seeing significant softening on new placement rents, I’m interested to know if others are seeing similar trends in their own portfolios and what they're planning to do next year. 

For that SMALL landlord, turnover/vacancy is VERY expensive because it takes them longer to prep and fill the vacancy and they are also paying the PM a fee for tenant placement whereas the large landlord is using their staff who is being paid whether they handle a turnover or not.

More to the point of your post, the agreement of sale should have language detailing precisely how the escrow funds are released to buyer or seller.

If the higher end rent prices on comparable units take an extra month to fill the vacancy and also the tenant stays 1-2 years instead of 3-4 years on average those landlord make LESS income charging that rental price ESPECIALLY if they pay a PM a placement fee upon turnover on top.
