The answer is that to NOT invest in Houston due to fear of flooding is probably a BIG mistake as there are some very simple precautions you can take to mitigate the risk extensively.

Of course, the lender will take all the precautions to protect their interest, but I don't know of a situation where a lender restricted a buyer from titling the property in an LLC.One additional note... regardless of how you title your rental property... or even if you don't own any rental properties, I advise a personal umbrella policy.

I don't recommend it because I'm not convinced that Guidant takes all the precautions necessary to ensure that you don't run afoul of IRS and DOL regulation, and I'm not sure that the DOL may not crack down harder at some point...and the potential penalty is losing all of your retirement funds plus another 10%.I prefer to sleep well at night.
