California prices are really unaffordable at the same time the state has consistently had outmigration of native residents for something like a decade and even negative population growth recently whereas Texas has grown substantially.

These markets often have strong population and job growth and strong rental demand.But the reality is that even in more affordable markets like Columbus, you'll need about $50k-60k household income just to qualify for a conventional investment property loan (this assumes good credit and reasonable debt).

If you are going to build a shelter, maybe set aside some space for another charity to come in and put in a soup kitchen type of facility to feed your homeless population on the site.Just my 2 cents.
