To be honest, this first one looks like the seller is trying to lock you into bad terms and penalize you for trying to get out.

Remember, you are not penalized on your loan to claim taxes, insurance, ONE TIME RENOVATION REPAIRS, mortgage interest, and Depreciation!

So they wanted two months notice of me moving out but I did not give them two months notice and I only gave them a one months notice to moving out and in our contract it did not say I had a penally fee to move out prior to two months notice.

NOW, if we are to have the HOA responsible for the interior of each of the units as well, here are the eminent problems I foresee:    - owners will be even more careless and act irresponsibly for their units since they don't pay for the repairs of the interior of their units    - because many of the owners rent their units (technically they sublease), they will be even less incentivized to maintain their units    - the HOA pays for all maintenance and repairs of units and owners get the benefit of rent    - repairs/maintenance of units is not properly proportioned to their respective owners, meaning that there is no incentive to keep my property up because any repairs will come out of the pocket of all other owners    - this penalizes good owners and rewards slummy owners    - this will put the owner residents at a big disadvantage because the owners who rent their units will cause maintenance fees to increase for all owners, especially due to high turnover    --> in Summary, this is a straight example of socialist-style system (I know, my family immigrated to the US from the USSR) and it will just sink our whole Co-op.  

Penalizing them with fees and "pet rent" doesn't set a cooperative tone.  

The contractors I work with are very cautious about being penalized.

yes, and whether you agree with giving money to charities or not, it is a fact that the middle class consistently give a greater percentage of their income to charities.I think our country should provide greater incentives for people to work and they should not be further penalized for doing so. 

There is just little incentive for investors to rehab them and then get penalized over single family.I actively own both single and multi family rentals in Memphis and if I was selling the duplex would be the first to go.I hope the advice is worth what you paid for it !!!
