Most MF properties rent does not cover outgo unless you have adequate down payment.

All at same exact dollar amount and even a copy of the outgoing check.Then I had to write another letter explaining why I had a 10k withdraw and what it was for..... even though it was covered.Then they found my 5/mo withdraw for ING direct (online savings)... had to write another letter explaining it was a savings account and why I didn't send them staments.

Since my security deposit has not been paid out the outgoing tenants yet, I evaluate if this is something they caused. 

If you want to charge for out of the ordinary things like a trip charge for unlocking the door for a tenant who accidentally locks themselves out, go ahead.... but then you'll have tenants try to break-in through windows too.

We usually have a deposit from new tenant before the out going tenant is even out.

The community is extremely outgoing, so don't hesitate to ask any questions.
