I think the boring-ness/stability of the rental market there make it great for cash flow.

For instance I know Sperry Van Ness - TJF Investments in Dallas has a portfolio of 50 new homes packaged together in Southern Fort Worth. 

Never use assessed value for anything as a rule of thumb...Your California-ness is showing.  

Thanks @Kelly N.I did get that far and there was so much "busy-ness" on the pages it turned into a time consuming effort in the search.Using the filter options helped some and I did find 2 properties but there should be some sort of "ordering by column or field" so those items jump immediately to focus.Thank you for answering and have a great day.

I've know whole local cultures of people who think like this, though PC-ness prevents me from naming names.

I’m not sure what I can bring to the table currently considering my ‘green-ness’ to the real estate industry, but if anyone wants to talk about e-commerce or energy investing, I have a bit more experience that I can bring.
