While I feel like Denver will continue to stay high on that list for a little while (the diversity of our economy, the tech money coming in, the potential for mushroom exploration make it a multi-faceted place), I would note that in Denver, the rents have not met the mortgage yet, so it's very hard to get good cap rates or cash flow in Denver- despite the demand.

That statement is the key to the kingdom because you have just invoked the federal law, and change (it's court cases saying this, not me) the "code" to a "what's reasonable in the circumstances."

Due to the more conservative LTV associated with most non-recourse loans, the BRRRR pathway is a little less aggressive than might be possible with non-IRA funds, but it it still a fantastic way to mushroom growth in your IRA via a smart use of leverage.

They are not from the same country, some from Cuba, some from Ecuador, some from Peru, yes they all speak Spanish but not sure if that's "homogeneous".The property is only a few blocks from State Road 7 US 441, and that street is very busy - public transportation, stores, strip malls etc...so I suspect many work there, in the restaurants, auto repair, tire kingdom, hub cap heaven, super markets, pet shops etc...
