One Fidelity rep says this account cannot be used to do ACH transfers, so I cannot use it to take rental payments from  my property manager.

You can collect the money in many ways, I have tenants pay using secure ACH transfers using apartments.comI would declare this income because later on you may need the documented income to qualify for loans etc.

Our cleaner sends invoices at the end of the month for all of the month's cleans, and we pay them via ACH (used to do Zelle until we got big enough that we started getting hit by Zelle transaction limits).This works great for the properties we own.

Most HELOC"s ive found calculate interest on the average daily balance where the balance used to calculate interest was averaged over /30 or /31 days then multipled by rate/12 so this is not a true daily calculation.The other issue I've come up with is that we need a quick way to get the fudns to pay down the line and ACH transfers take 3-5 days sometimes so having an autosweep account that engages auto sweep daily really helps plus we dont have to do the manual transfer (micro manage your line pay downs).

Appliances has its own head aches ,wear and tear and complaints .Circling back to your case ,your appicants sounds too pushy which is a red flag.They want it for 6 months ,when clearly your ppty is clearly advertised for LTR .They want utilities included and washer and dryer installed.BIG RED FLAG.They are too demanding.You are the Landlord and not them.Donot flex your criteria and property for the applicants.Tomorrow they will come back and say the compressor unit is too loud and must be replaced,cabinets are not shaker style and closes hard while closing and needs to be replaced etc etc.To me this above mentioned applicants are a pass .

As Brandon Turner, one of the BP OG's advises, evaluate at least 10 properties per week to see if they are worth investing in/flipping/whatever your focus is because this builds your "investor muscles" so you will know a good deal when it comes up.
