In the description of your 1bedroom, 1 bath, you say that the space is a shared space.

So I don't but if I did I wouldn't come away thinking it was a terrible investment, I would say it needs more time in the oven before I should even ask that question.My feeling from reading your description is it's a similar situation you're in.

This week he met a syndicator that has a lot of success (by a lot I mean lives in easy 8 digit home, local and in Detroit), but did not really know what to discuss or what to try to learn from him.

The first indication is you spent $290k for $1800 cash flow or a 0.62% monthly ratio.Rent $1800 - PITIH $1480 - $180 (pm) - $90 (vacancy at 5% which is lowest i ever allocate in my underwriting and likely low per the OP description of a lot of new development) = $50 for all other expenses.Maintenance/cap ex on 4/2, 2100’ will exceed $300/month even in cheap labor markets on sustaining basis.  

I haven't met a single landlord that has been doing Section 8 class D and c rentals for longer than 10 years. 

But when I looked at the description it says that potential rent is $1200 per unit.
