There are too many cooks in the kitchen and the project and IRR suffer-Licensed professionals that fall into FINRA-based compliance regimes given their business model shun these deals because they're too small to generate commissions sufficient to cover the cost of compliance-FINRA-based professionals propagate reams of nonsense in the industry to justify paying layers of fees that are not needed.

The particular unit I'm looking at is occupied by an attorney, it is 2000sq ft listed at $240,000, renting at $3300 month, it does have a regime fee of $500 month for maintenance.

At mortgage renewal, we have the choice of continuing the same payment regime and paying off the property in <=10yrs, or dropping back to a smaller mortgage payment to increase cashflow - having already reduced our overall borrowing costs by >50%.

Keith Barton Obviously you have read a number of DT's as I have and realize that the "note being due" or "triggering the due on sale" is nothing to really be concerned with unless this regime puts the final nail in the coffin...or until Jimmy Carter is re-elected!

If the two properties were equal in all other respects except the detention regime, it'd be normal that the one closer to the beach is much less expensive precisely because it's a concession.You're not "supposed" to be able to own a beachfront home in Costa Rica anymore.
