The gist of it, the way I currently understand it, is they’re “partnering” with local investors who want to buy/partner on the first mortgages, go through the appointment process (through their sister company law firm) to be able to repair and rent out the property as it’s going through the foreclosure process.

They will see a large pipeline of local deals, and they will buy some as rentals, flip others, and flip the contract (wholesale) a handful where it makes sense.

Pull your tenant-landlord laws for your area and arm yourself with as much education as you can about being a first time landlord. 

As long as you are following the law and the lease, you shouldn't worry about lawsuits.

You should be able to find local builders that will finance the construction component of your new build, however! 

In this case, get familiar with NYS landlord/tenant law or find someone who is.
