I would lean towards selling and repeating.

I am leaning the local route as it seems to be the most cost effective option.

Just be mindful to keep relationships with your tenants strong.I’m curious... if you had to pick just one route right now..sell, refinance, or optimize..where do you think you’d lean, and why?

I have upgraded my opinion from neutral to heavily leaning bearish. 

But there's no body of case law indicating that to be a concern.

Let’s be honest, I’ve watched folks who jump into this game as if playing roulette.. firing off offers on duplexes in Phoenix or leaning on some “sure-thing” house hack in Austin without ever sketching out their plan.

For the nuts and bolts and real-world applications, I would lean on forums like these and studying or talking with other successful investors. 

Defintely lean on those who’ve gone through it before.. it’ll help you dodge those pricy early missteps.When I looked into places like Omaha, Austin, or even San Antonio or Phoenix, I noticed a certain rhythm... and Invsetors I know actually learned a lot just by sitting down with some local landlords over a cup of coffee and hearing stories.
