For context, this place and the other calc I posted in another thread are in a very desirable, residential area next to an Ivy league school and all the grad school- the tenants (I was one a few years ago) are very high quality, its largely grad school/professor/staff rentals, and the home values historically have been largely immune to changes in the housing market- and probably as such, they've gotten really expensive.

I’m an economist by training, but am the first to admit that I am out of my league with this decision.

I realized the market is way out of my league around me (Greater Boston Area).

I try very hard to be present for the repairs that are out of my league.

If you have to post to a forum for advice on how to raise thIs level of money means you haven’t played in this league before.

Triple A baseball, minor league hockey, concerts, plays, etc.

If you were a baseball player, you start in the minors, then go the the big leagues. 

If I knew I had a violent sex offender as a tenant, I would feel that I have not provided the safe home to my other tenants.It is my opinion that a violent sex offender should not be in a multiplex, near schools, children clubs/sports (Y, Little League, soccer fields, etc.), etc..
