The biggest question you need to ask yourself is if you are doing this to afford a property you otherwise couldn’t afford or to save money period, that will lead to very different conclusions about where/if to buy. 

Short term leverage inherently increases our risk.

I am not necessarily that new in the Real Estate industry because I have a place in Tulum Mexico, Condo as a short term rental. 

This client was transferred to me by another PM in our company because her portfolio is maxed out and she doesn't have capacity to take on more properties.This client had been self-managing a short-term SFR for the past several years and recently converted it to LTR.

A lot of my clients buy in Alexandria because of the strong rental market and laid back laws on short and midterm rentals. 

I can envision that the numbers on these luxury homes would lead to to a long lag time...but hopefully I'm wrong. 

Several economic factors are contributing to this shift:Overbuilding: Some areas of Charlotte have seen significant overdevelopment, leading to an oversupply of rental units.Tighter Money: Rising interest rates and economic uncertainty have made tenants more cautious with their spending.Tenant Behavior: Many responsible renters are choosing to stay put rather than take on the cost and hassle of moving.What Does This Mean for Landlords?

Remember, I sent a signed and amended the agreement on November 28th, sent it to them for signature, received confirmation of their receipt, wired funds, requested multiple times they send me the fully executed agreement, never received a fully executed copy back from them and finally was questioned by them yesterday as to why I altered the agreement (meaning there was no meeting of the minds since it's therefore proven that they didn't even look at it).I have rescinded my offer to enter into a contract with Estate Legal for lead generation services and am now seeking a full refund, including my cost of wiring the funds. 

Let them do the follow up and paperwork and maybe lead cleanup, but you do the dialing and talking yourself for much better results.
