This investment was a failure for our family but due to the training from biggerpockets and community the outcome was mitigated.

I've heard many places have desk fees or training cost, and there seem to be tools on the market commonly in use (Crexi, Costar, Buildout, etc), that make commercial real estate information more accessible than it normally would be.

Another great strategy is leveraging trained VAs to handle lead generation—whether it’s cold outreach, follow-ups, or data gathering—so agents can focus on closing deals.

I find new lending opportunities by networking at local RE Meetups, Training Classes and real estate functions.   

It’s like training wheels—each deal teaches you something, and the stakes are lower if you mess up.

I’d say that attending a training seminar/mentor/YOUTUBE videos, etc and trying to put a deal together based on that information makes putting the deal together a one in a hundred shot.
