I found AirTable was unnecessarily complex without any added benefit, and would rather just work in Sheets, Docs, Slides and manage workflows in Asana.

I have a term in my (Washington State) group lease which says somewhat unnecessarily that if all parties agree then a one-page Extension Addendum will be acceptable and will modify the current lease no more than by changing the end date by one year and the rental amount by the change in the Zillow rental index for the area, and that such an extension should be signed a month before the end of the term of the current lease. 

However I have spent as much time and effort that I have learning, reading, and ingesting everything that I can.

Feel like this is a bit unnecessarily high?

Since the opportunity fell into my lap, I've really just been ingesting as much information as I can through the podcasts, books, and forums. 

I had a applicant like that who started demanding repainting the kitchen because they didn’t like the color, demanded I lower my security deposit as they felt it was unnecessarily high and wanted a bit lower rent because it was off season. 

Furthermore, when you go down this structure of GP/LP you will be unnecessarily complicating your deal (i.e. more headaches and more money going out of the door to pay for professionals). 

I'm concerned that the tenant actually already has planned to leave early, isn't telling us, and really wants a short term lease at a long term price discount.Short term leases in the area are going for a lot (about 40% more per month), and if that were the case I'd like to charge more, but I don't want to lose the tenant unnecessarily. 

Opting for a custodian on a Solo 401k plan unnecessarily inserts a middleman that usually slows transaction times and increases your overall costs.

I just wanted to make sure I was looking in the right place/talking to the right lenders about this and don't want to unnecessarily incur a higher rate if lower rates are available.
