There is little to no ROI, maybe it’s a little easier to rent it out as it is nice but having and maintaining nice things for tenants is a PIA.

Sounds like a PIA but remember her alternatives are nothing better so don’t let her ride you.

I agree the equator system is a PIA I have a file Have been working on for 3 months with B of A and all of sudden we have to resubmit everything because "it will speed up the process" MY A$$ still waiting on approval been in equator for 2 weeks now.

But if they are a PIA then that’s a different story.

A PIA gets a higher increase, it does not have to be excessive just a message.

It's one more place your PIA is floating around waiting to get hacked, not compared to investing solo online, but compared to other things like REI, metals. 

A great contractor is worth his weight in gold, and frankly, a lot more valuable than a PIA tenant.Talk with your lawyer (*I'm not one*) but in most cases the tenant can't just decide to "put his rent in escrow" on a whim.
