Its like the Airbnb that says $20 a night but when you click its $100 cleaning fee. 

The harsh truth is that you are not cut out for this business.

My tenants are responsible for maintaining a clean property and for any requested pest control services.

I can see when they're cleaning the pool, cutting the grass, servicing the HVAC unit outside, etc.

I feel like it's a space where great operators can really clean up, since the bar is set really low, in my experience at least.

It was a long and expensive journey, but eventually, we won the court battle and were able to move them out.After they were gone, we cleaned up the house and decided to list it as-is instead of flipping it.

The seller will lose some rent, potentially incur costs to evict, possibly costs to clean out the units depending on your sales agreement.

Just be the absolute best host you can be for the first year -- communicate clearly and quickly, make sure cleaning is top-notch, make sure all amenities work (hot tub is hot, TV remotes have batteries, etc. etc.)

I ASSUME you’re talking $400+ in extra expenses for providing water, power, sewer, gas, internet, communal area cleaning, and exterior maintenance.
