IMO, just give the tenant some money, light a candle, and learn a lesson.

My good CPA retired a few years ago and his replacement couldn't hold a candle to his work.  

Sometimes my handmade artwork disappears. 

I can no longer breath through a mask - not enough air gets through and I have a good mask (3M, not hand-made).  

The landlord was outside, and she said she'd lit candles in the main part of the house, then went down into the basement, leaving the candles unattended, and that was what caused the fire.

A candle is not diminished by giving another candle light...Once again, many thanks for taking the time and sharing your knowledge and wisdom.

Factor in tax savings, appreciation of properties, and principal reductions paid for by your tenants and stocks just can’t hold a candle to real estate!  

Lots of struggles, and burning both ends of the candle, but it all worked out.

I know it was appreciated because I received a handmade card back from one of his kids the next day.
