I email all my documents as pdfs with password protection, then I text the passwords to the person receiving them. 

If you haven’t done so already, consider protecting these assets under a legal structure, such as an LLC or trust, to ensure they are secure.

You could restructure the contract to increase your protection, but the seller won't like that.

Lenders want to protect their investment not because of possibly you but your profile (little equity / assets etc) which is common for someone in their early 20's - want to make sure skin in game.

They are not secured investments and you have very little protection outside of out right fraud laws.
