really the only thing in common with them is the homes are Mobile.MHP much easier to manage day to day.RV park lots of management issues also with RV the chems in the RV's are strong and it can affect how you deal with Grey water and sewage.. many RV parks though turn into MHP if the authorities just let the RVS stay and never move..

in property management in Florida without a license but that gets into a grey area (negotiating rent, changing leases, security deposits, etc.. needs to be done by a licensed agent).Some other states have a property management license you need to get to do property management (different from sales) and other states have no license requirements at all.It can and is confusing going from state to state and their requirements.

For what it's worth, some ideas I've seen pitched are grocery bundles (e.g. a breakfast bundle for 2-4 people with eggs, bacon, bagels, cream cheese, and OJ all pre-stocked in the fridge), meal kits, a pre-stocked drink fridge, charcuterie boards, premium coffee selection, bike/e-bike/scooter/kayak/canoe rentals, video game consoles, upgraded work-from-home office amenities (e.g. oversized computer monitor), etc.I'm not a lawyer, but cocktail kits, bottles of wine, local craft beer, and other alcoholic items seem like they would fall into a grey area from liability perspective.

You'll want to give the people what they are looking for to get to the top of the rent range (upgraded kitchens and baths, grey walls, espresso wood floors or something similar) but you can do very well on that side of town.
