I don't want to be old and gray before it comes to fruition.  

We took some significant risks on the property...some have come to fruition :-( some others have not :-)  The 4 plex is west of 99 in the Belmont/Olive/Hughes area - Class D kind of property.  

I would LOVE to see this in fruition!

I ave had dozens of accepted short sales by lenders, only a handful ever came to fruition and it took 10-14 months in some cases.  

Betting on appreciation is something that may never come to fruition and now you've wasted all of that time and money for what?

This way- if it ever comes to fruition, and the lease option tenant exercises his/her option, you will lock in the specified sale price that you created in the Option agreement ( property must appraise of course).

since it's not a flip, it will stay like this. the porch will be repaired, it's actally leaning to the right a bit.we have special plans for this house, if they come to fruition, i will let you know. tiles and bath getting done this week, next is kitchen cabs and under cabinet lights. electrical is 90% complete

Let's hope that doesn't come back to fruition.
