Fortunately it was a location with a PSF of ~$1.5k, so I added more than $100k of valuation (suspect I may not have quite achieved my $2 added for every $1 spent).But the bigger issue I see, if I add $200k of equity at hopefully a cost of no more than $100k it seems like maybe a good brrrr but what if it has expenses on a sustained hold that results in negative $1k/month?  

Makes sense to keep 60-80% LTV debt on rentals (to me).I will add;  I'm fortunate enough to invest in a lower cost higher performing rentals state of GA and I do advocate buying at DSCR of >1.5 absolute min and my typical was 1.7 and due to rent appreciation all are over 2.0.   

Unfortunately/fortunately, my clients and I have both been a position where we were armed with tenant reported violations only and acted accordingly and successfully.

We've been fortunate that it has been outperforming the expected 7% year over year.

Although she got very fortunate ( probably because of her skill and dedication) But the CFO of one of the spin offs on  brought her over and she is now the head of corporate finance for this company and will be getting all the perks that come along with it  pre IPO stock etc.
