If the parties are willing to forgo title insurance and forgo financing, the exchange of cash for deed and recording of such can be done without third party.  

What is worst is when they run out of time on their current hard money loan and are paying penalties/very high rates for going past the maturity date.

The house has been on the market for going on a month and a half.

I would not be surprised due to the subjectivity of the JHA that a PM or landlord would simply forgo doing a criminal background check so they are not found in violation of the Human Rights Ordinance.

But then it was a nightmare of communication, we soon realized that we had to do a bunch of songs and dances to convince them to sponsor our deal, it took 4 or 5 days for them to make time to sit down with us only to tell us that we needed to schedule another meeting in another 4 or 5 days to get Tyler on the phone and let us try and convince them to sponsor us and by that time someone else was awarded the deal and we lost out.

So, whatever it is... eat the same meal, listen to the same song, wear the same color, etc.

As for going back to work, I had a very successful investor tell me that you need to have constant cash in the beginning of your REI career.

As for going from single family to multifamily, I think that could be a problem.
