It's an East-Sac property in the Elmhurst district (known for it's festivities during the Holidays).

It seems like there is a good amount of retail off Freemansburg Ave (she lives off of it), and I know there are lots of events and festivals in the area.

Keep in mind that the nicest weather months in Austin are October and March (coincidentally our festival months).

(Britt Theater)Ashland - WINNER to me, but like Jacksonville I think I would do short term rentals there, take advantage of Shakespeare festival (Fall/Winter), Britt Theater (Spring/Summer - Jacksonville), and Mountain Skiing in the Winter.

I doubt that November is the high season unless there is some crazy festival that we aren't aware of. 1050 sq.ft. is a perfectly fine size for a vaca rental that is right on the beach like that.

But...I never drink and never went to their food festivals because I am super busy all day and am too tired to sit and shoot the crap from 9 pm to 11 pm.

If you’re looking to really maximize short term rental profitability and Galveston is your place.I would consider Austin a second runner up since they have such a great music scene and so many festivals.
