That comes when you've started looking at properties you could actually buy and you start over analyzing because you're afraid to pull the trigger.I experienced this in a different fashion when we bought a property and we were gutting our first kitchen and I didn't want to pull the trigger because I was a little afraid of just ripping everything out and what would actually happen.

If you get a property that has all new mechanicals, fully updated units, get it all done in a timely fashion, and still leave 25% in the deal you are WAY ahead of the game, due to the fact that you have front loaded risk and updated your mechanicals.

I would hazard a guess that 90% of all investors that ever made any serious money in real estate did it the old fashioned way - they bought the property and held the property, the same way that 90% of all investors that ever made any serious money in the stock market did.
