This is the value of having someone who has local experience.The company you said, if they are some "remote" company, I guess they could provide the things that you need and save money, but I would hesitate to feel confident if they do not have regional experience and that you would be left vulnerable if issues arise with the design later on.

S corp is a separate tax designation similar to a partnership in that there is no entity level tax but has some other nuances. 

My husband and I have three deals which are wildly different from each other, which is partly by design (wanting to diversify) but also being able to look at each property on its individual merits helped us find deals in times when they might otherwise be thin on the ground.
