I question how much value above costs can be achieved.An ideal BRRRR has zero costs and has positive cash flow after the refi to extract the value add.

Refinancing: Once the properties are renovated and rented, refinancing can help you extract equity to fund additional investments.

I do not believe I have mineral rights on any of the properties I own, but I share in mineral rights on property that I do not own and have active extraction and receive 2 monthly checks (different operators).  

They don't really "help" in any meaningful way.
