As far as meetups, CIREIA is a great group - I am going to another investor meetup next Wednesday that I will PM you details. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

They're pretty organized, but expect annual inspections and some extra paperwork. 

I asked if I could pick the title company and they said they would do it and call me back with the details.
